Before anything else: unplug the machine at the wall before you lift a belt, remove a motor hood or put a tool anywhere near it. Treadmills store no dangerous charge once unplugged, but they do start unexpectedly if a console button is knocked while your hands are under the belt. Most treadmills do not wear out. They are killed, slowly, by a dry deck — and the owner never knows it is happening, because the failure arrives as a dead controller board four years in and looks like bad luck. The total work required to prevent that is about forty minutes spread across a year.
1. Why Maintenance Decides Lifespan
A treadmill is a belt being dragged across a stationary board with a person standing on it. Everything else — the motor, the controller, the console — exists to keep that happening at a constant speed. So the single variable that determines how hard the whole machine works is the friction between the belt and the deck, and that friction is almost entirely under your control.
When a deck is properly lubricated, the motor holds pace with a modest current draw and runs cool. As the lubricant depletes, friction rises, and the controller compensates by feeding the motor more current to maintain the same belt speed. More current means more heat, in both the motor windings and the speed controller board. Heat is what kills electronics, and it does so cumulatively rather than suddenly.
This is why the failure mode is so misleading. The owner notices nothing for two or three years, then the machine develops a hesitation under foot, then one day the controller board fails and the repair quote is a third of what the treadmill cost. Nothing dramatic happened. The deck simply ran dry eighteen months earlier and the electronics have been cooking ever since.

2. The Complete Schedule
Intervals below assume normal home use — roughly three to five sessions a week. Halve them if the machine runs several hours a day or lives somewhere dusty like a garage or a carpeted room.

Added up, that is well under an hour a year. The reason it does not get done is not the time cost — it is that none of these jobs has a deadline that announces itself. 3. Lubrication: The Job That Matters Most
Deck lubrication sits between the underside of the belt and the top of the deck board. It is not for the motor, not for the rollers, and not for the hinge. Its entire purpose is to keep the belt sliding over the board with as little resistance as possible, which keeps motor current — and therefore heat — low.
Use 100% silicone and nothing else. Most manufacturers supply a bottle with the machine and sell refills. Never use WD-40, motor oil, cooking spray or a general-purpose lubricant: petroleum products attack the belt backing and the deck laminate, some are flammable near a warm motor, and all of them will void a warranty the moment a technician sees the residue.
Check whether your deck needs it at all. A minority of machines ship with a pre-waxed or self-lubricating deck that must not be lubricated, because adding silicone to a waxed surface makes a slurry that increases friction rather than reducing it. Your manual will say. Assume nothing on this point.
The method, in short: unplug the machine, loosen the belt slightly if it is very taut, lift one edge at the midpoint of the deck, and apply silicone in a line along the underside toward the centre — not at the very edges, where it will simply migrate off. Repeat on the other side. Then plug in and walk at 2 mph for three to five minutes to distribute it evenly. Do not over-apply. Excess silicone runs off the deck and onto the floor, gets flung into the motor compartment, and attracts dust that then forms an abrasive paste. More is emphatically not better here. If silicone is visibly pooling at the edge of the deck or marking the floor, you have used several times too much.
4. Belt Tension and Tracking
These are two different adjustments made with the same two bolts at the rear of the machine, and confusing them is how people make things worse. Tension is how tight the belt is, adjusted by turning both rear bolts equally. Tracking is whether the belt runs centred, adjusted by turning one bolt relative to the other.
The tension test: walk at around 3 mph and put your weight firmly onto one foot. If the belt hesitates or slips for an instant, it is too loose — tighten each rear bolt a quarter turn, both sides equally, and re-test. The opposite check matters just as much: with the machine off, you should be able to lift the belt two to three inches at the centre of the deck. If you cannot, it is over-tight, which loads the roller bearings, stretches the belt permanently and puts drag on the motor.
Tracking is simpler than it looks. Run the belt empty at 3 mph and watch which way it drifts. If it moves right, turn the right rear bolt a quarter turn clockwise; if left, the left bolt. Wait thirty seconds between adjustments, because the belt takes time to settle and the usual mistake is over-correcting in three quick turns. A belt left drifting will grind its own edge against the frame and destroy itself in a matter of weeks, so this is worth catching early.

5. Cleaning, Dust and Sweat
Dust is the second-biggest killer after friction, and the mechanism is straightforward: the motor compartment has a cooling fan, that fan pulls room air across the motor and the controller board, and whatever is in the room air ends up coating both. A layer of dust on a controller board is a thermal blanket on the component you least want to insulate.
So vacuum around and under the machine weekly. This matters far more on carpet than on a hard floor — carpet fibres shed continuously and get drawn straight into the housing, which is the main argument for putting a treadmill on a mat even when noise is not a concern. Once a year, with the machine unplugged, remove the motor hood and vacuum the compartment gently. Use a vacuum rather than compressed air, which just relocates the dust deeper into the assembly.
Sweat is the other input. It is mildly corrosive and it collects in console seams, around bolt heads and in the gap between the deck and the side rails. Wipe the console, handrails and rails after every session with a damp cloth — not a soaked one, and never spray cleaner directly at a console, where liquid runs straight into the electronics. Avoid alcohol-based and ammonia-based cleaners on touchscreens, which strip anti-glare coatings.
6. Motor, Power and Electronics
The motor itself needs nothing from you beyond a clean, cool environment. Home treadmill motors are sealed units with no user-serviceable parts, and the correct maintenance is to keep dust off them and let them run at a sensible current draw — which brings you back to lubrication.
Power delivery is where owners can do real good or real harm. Plug the machine directly into a wall outlet on a circuit it does not share with other heavy loads. Avoid extension leads and cheap power strips: a treadmill draws a large surge on start-up, and an undersized lead produces a voltage sag that the controller reads as a fault, which is behind a surprising number of intermittent shutdowns. Where the machine sits matters too. It should be level — a treadmill on an uneven floor will fight its own belt tracking indefinitely, and no amount of bolt adjustment fixes a twisted frame. Most machines have adjustable rear feet for this. Keep it out of unheated garages and damp basements where you can: condensation on a cold controller board during a temperature swing causes corrosion that never announces itself until the board fails.
Finally, use the shutdown the manual specifies. Some machines want the power switch off rather than just the console asleep, and leaving a controller energised continuously for years is an avoidable stress on it.
7. Folding, Moving and Storage
Folding treadmills add a hinge and a lift assist to the list of things that can wear. The assist — hydraulic on most machines — is what makes the difference between a fold you do daily and one you do twice and abandon. It needs no lubrication, but it does need to be allowed to work: forcing a deck down against a hydraulic cylinder rather than letting it descend at its own rate is how those cylinders fail. Always fold with the machine unplugged and the belt stopped, and check the latch has engaged before you walk away. A deck that drops from the folded position is the most dangerous failure a home treadmill has, and it is nearly always a latch that was not properly seated rather than one that broke.
Moving a treadmill is a two-person job on anything above entry level, and the correct grip is the frame, never the console uprights or the handrails. Uprights are bolted, not welded, on most consumer machines, and taking the weight of a 200-pound treadmill through them bends the mounting plate. Use the transport wheels for distance and lift only to clear a threshold.
For storage over a season: lubricate before storing rather than after, release belt tension slightly so it does not take a set, cover the machine to keep dust out, and keep it somewhere dry. Bringing a cold machine into a warm room and switching it on immediately is a condensation risk — let it reach room temperature first.
8. What to Leave to a Technician
The dividing line is simple and worth holding to: mechanical adjustments accessible with the supplied hex key are yours; anything requiring you to open an electrical assembly is not.
Do yourself: lubrication, belt tension and tracking, cleaning, re-torquing frame bolts, replacing the safety key, vacuuming the motor compartment with the machine unplugged, levelling the feet.
Call someone: replacing a motor, a controller board or a drive belt; diagnosing a burning smell or a tripped breaker; anything involving mains wiring; and any repair on a machine still under warranty, where opening the console will usually void it outright. Manufacturers generally cover parts for one to three years and labour for one, so check what you are entitled to before paying anybody.
Three symptoms mean stop using the machine and get help rather than investigating yourself: a burning or hot-plastic smell, a breaker that trips when the machine starts, and a belt that continues moving after the stop key is pulled. The first two are electrical faults and the third is a safety system failure. None of them is a wait-and-see situation.

9. What Neglect Actually Costs
Silicone costs a few pounds a bottle and a bottle lasts a couple of years. A replacement controller board is commonly a couple of hundred, plus a call-out. A replacement motor is more, and on a mid-range machine either repair puts you within sight of the price of a new treadmill — which is why so many four-year-old treadmills go to the tip rather than to a technician.
Set against that, the whole annual maintenance load is under an hour and one bottle of silicone. There are very few maintenance decisions in any category of household equipment with that return profile, and the reason it still gets skipped is purely that nothing bad happens immediately.

Never lubricating the deck
A dry deck raises friction, the controller feeds the motor more current to compensate, and both cook slowly for months before anything visible happens. The board or motor then fails and the repair costs a third of a new machine. Lubricate every three to six months with 100% silicone, and put the date in a calendar — nothing about a dry deck announces itself in time.
Using WD-40 or any petroleum lubricant
Petroleum products attack the belt backing and the deck laminate, some are flammable near a warm motor, and the residue voids warranties on sight. Only 100% silicone belongs under a treadmill belt. Over-tightening the belt to stop it slipping
